Leasing and Application Process

Driver’s license or passport is required.
Applicants must earn at least three times the base rent. Credit requirements are evaluated by a third-party screening company.
Applications may be completed in person or online.
Renter’s insurance is required.
Our approval process is quick and straightforward. Simply submit your application, and our team will contact you with the next steps and any additional information needed to move forward.
The shortest lease term we offer is 3 months.
We run background and credit checks on any applicant 18 years or older.

Pricing, Fees, & Deposits

Internet, Electiricity, and renter's insurance are required.
Rent is due on the 1st of each month. We accept online payments as well as certified funds, including money orders, cashier’s checks, and personal checks.

Move-In, Lease Terms

Lease terms range from 3–15 months.
Prior to move-in, your lease must be signed, all required utility documentation submitted, and all move-in payments completed.
We do not allow subleasing. Lease transfers are permitted for an applicable fee.
We require a written 60-day notice to vacate. Please ensure the apartment is cleaned and returned in the same condition in which it was received.

Amenities & Lifestyle

Our community amenities include a swimming pool, fitness center, basketball court, grilling areas, pet park, package room, and billiards table.
Our amenities spaces are open 24/7. Our pool closes at 10PM.
We do not offer reservations for amenity spaces.
We do not offer Wi-Fi in common areas.
We do not offer guest suites.
Parking is available on-site, including a 3½-level parking garage as well as exterior parking throughout and around the community.
We do not have EV charging stations.
We do not offer bike storage.
We have a package room located on the outside of the leasing office.
We offer seasonal gatherings, social activities, and food trucks throughout the year.

Guests

We do not have a guest suite.
Visitors will need to contact a resident for access.
They will need to contact our resident and gain access.

We do offer reserved parking and accessible parking spaces.

Pets

Yes we allow pets.
Our breed restrictions include aggressive breeds, and there is a 100-pound weight limit for pets.

We are located near The Heights.
We are conveniently located near H-E-B, Kroger, Target, and Walmart, with plenty of nearby coffee shops and restaurants for added convenience and dining options.
Crockett Elementary, Hogg Middle School, and Reagan High School.
St. Thomas, Rice University, and the University of Houston are also nearby.

Resident Resources

You may make payments online using a debit or credit card (a transaction fee applies). You also have the option to link your bank account for fee-free payments, or pay by cashier’s check or personal check.
We will send you a lease renewal offer, which you may respond to via email or by visiting the leasing office to complete your renewal in person.
Maintenance requests are submitted online through our community portal, LOFT Living.
